Metis First Time Home Buyer Plan

Applying for a mortgage is the starting point to getting your pre-approval and buying a home.

  • You have a job – check!
  • You have good credit – check!
  • You have a down payment and closing costs – Oops.

That one can be tough to come up with, unfortunately. Coming up with a down payment is often the missing piece of the pre-approval puzzle when considering becoming a homeowner.

One of the most challenging aspects of buying a home is saving for a down payment. You will need at least a 5% down payment on the mortgage and you will need funds available for closing costs. Your closing costs are comprised of your legal bill, property tax adjustments, set up costs for the move and more. You should budget around 1.5% of the purchase price for these fees.

Special program for Metis first time home buyers

If you are a Metis first time homebuyer, you may be eligible for the Metis Nation – Saskatchewan First time Home Buyers Program. This Metis down payment grant is a fantastic opportunity to put that missing piece of the puzzle in place!

The program helps eligible Metis citizens with a contribution of $15,000 toward the down payment of a home that is going to be a principle residence. An additional $2,500 is also available to help cover closing costs such as your legal bill for purchasing your new home.

You will need to apply for the Metis grant program before heading out house hunting – so we will chat about the down payment grant during the pre-approval process to ensure you qualify. Once you qualify for the Metis grant program, we will officially have you pre-approved for a mortgage and use grant as confirmation of your down payment. Then you are free to head out house hunting – that’s the best part!!
